Albena is named after the heroine of a play by the great Bulgarian writer Yordan Yovkov; this heroine was gifted with extraordinary beauty. Indeed, Albena lives up to its name- the sea is gloriously clear, blue and calm; the beaches are uncluttered and beautifully clean; the streets are lined with sycamore and oak trees; there is little traffic in the town; the buildings are laid out in such a way that they let enter as much sun as could be possible. Albus itself (meaning “White”) will be designed to be as pure and as beautiful as the town in which it sits- offering facilities that rival those of 5 star hotels. |

Albena is located only 12 kilometres from the beautiful, historic town of Balchik, and 32km from Varna, the country’s third largest city. A bus service to Balchik runs every 20 minutes and the journey lasts approximately 20 minutes. Varna acts as a gateway to the northern Black Sea resorts like Albena. There is a regular bus service (departing every 30 minutes) from Albena to Varna, via Golden Sands (20 minutes away); the journey costs approximately 4 Lev (€2), and lasts a mere 45 minutes. There are also regular services to Sofia and Dobrich. The bus station in Albena is located about 800 metres from the beach and is connected to the hotels and beach by trolleybus (Disneyland-style trains). You can also rent a car in Albena from as little as 70 Lev (€36) a day, or travel around on horse-and-cart.
From Varna, there are innumerable options for travel; it is served by an international airport, which lies close to the centre of the city, and most European destinations can be reached from here in less than 3 hours. You can also reach Varna by sea; from here, you can travel from the Port of Varna Cruise Terminal to exciting destinations, including Istanbul and Odessa.
The nearest countries to Albena are Romania to the north (approximately 60 kilometres: an hour away from Varna), and Turkey to the South (only 2 hours away from Bourgas in the Southern Black Sea coast). |

Towards the middle of 2008, Quest Bulgaria magazine reported that Bulgaria’s property market had seen some of the world’s highest annual increases in real estate, with levels of around 30% per annum over the previous 3 years. This has since stabilised, creating a realistically sustainable property market. Specialists still believe that the market has room for sustained growth, creating strong opportunities for medium and long-term investors.
Bulgaria is regarded as one of the fastest developing countries in Europe, yet it still offers exceptionally low residential property with good capital growth forecasts. This makes it one of the world’s leading emerging markets. |

The current mortgage situation for buying in Bulgaria is much the same for those who want to purchase property practically anywhere; banks are focusing on sensible levels of gearing, identifiable affordability, and the value and location of the property itself.
Even during the credit crunch period, mortgages are available from the banks. It is easier to get a loan for E.U. residents, however, it is still possible to get mortgages/loans for non-EU citizens- this will depend on the individual’s circumstances.

The World Bank describes Bulgaria as a “good place for investment”- back in August 2008, investors into Bulgaria’s property market were still experiencing gains in excess of 15% per year; whilst this figure had decreased over the previous 3 years, it is believed to be a stable indicator of future real estate growth.
The World Trade Organisation described Bulgaria as one of the most interesting “new faces” in the tourist industry- it predicts that the number of visitors to Bulgaria will exceed 20 million by 2010. Bulgaria’s ever-increasing popularity as a tourist destination, with its attractive sandy coastline, pleasant climate and cheap destinations, will ensure that the country will continue to thrive under the current economic climate; the stunningly attractive resorts, coupled with the cheap prices mean that holidaymakers will choose even more to come to Bulgaria, choosing it over the more expensive destinations; this will undoubtedly have positive repercussions on the property market.
Recent liberalisation in the mortgage market means that financing a Bulgarian investment is far easier than ever before.” Bulgarian banks have been offering more attractive mortgages and credit facilities, and have been looking to make borrowing easier and more accepted.
According to Quest Bulgaria Property and Life Magazine, Bulgaria is considered to be “one of the most rapidly advancing nations in Europe today”. Renowned amongst property investors for its interesting natural beauty, coastal and mountain resorts, excellent property prices, and coupled with Bulgaria’s natural advantages of sun, sand, ski, stunning nature, the country attracts property investors, “many of whom regard it as one of the world’s best emerging markets” (Quest magazine, August 2008). |
